Best Manufactured Home Dealer Software: An Honest Map of the Market (2027)
The short version
- "MH software" covers three different products that get shopped as one: dealer management systems, digital showrooms and marketplaces, and community property-management platforms. Buying across categories by accident is the most common expensive mistake in this market.
- Full DMS options for a manufactured home retailer: DealerTide, MH Manager, Cirrus and EverLogic. Demand-side products: Trove and ManufacturedHomes.com. Sales-process only: MhCRM.
- If you own or manage communities rather than retail homes, you want community software, Rent Manager, ManageAmerica, Yardi MH Manager or our sister product Renter Insight, not a DMS.
- We make DealerTide, so this is not a neutral review. What we have tried to make it is an accurate map, with an honest note on each vendor's real strength and a clear statement of what we do not do.
Most "best MH software" lists are affiliate pages that put six logos in a table and grade them on features nobody uses. This one is written by a vendor, which we will state plainly rather than hide, and it is organized around the only question that matters before you book demos: which category of product are you actually shopping for?
Everything about other vendors comes from their own published material. Nothing here is a claim about anyone's roadmap, and none of it substitutes for a live demo with your own deals on the screen.
First, sort the category
Dealer management system
Runs the business: CRM, inventory, deal desk, F&I, accounting, commissions, service and warranty. Your system of record. DealerTide, MH Manager, Cirrus, EverLogic.
Demand: showroom and marketplace
Fills the funnel: websites, design studios, listings, marketplace traffic and managed marketing. Trove, ManufacturedHomes.com, MHVillage.
Community property management
For community owners: lot rent, home rent, leases, utility billing, maintenance. Renter Insight, Rent Manager, ManageAmerica, Yardi MH Manager.
A retailer with no rental communities needs category 1 and some of category 2. A community owner who also retails homes needs category 1 and category 3, which is exactly why DealerTide and Renter Insight come from the same team and share one visual language, one engineering group and one support number.
The seven, and what each is actually for
1. DealerTide
Best for multi-rooftop retailers who want one systemFull DMS with the demand side and the delivery side included: CRM with lead routing and nurture, campaign manager for email and SMS, social media, landing pages, brochure builder and syndication; inventory with Champion IMS and multi-brand OEM catalog feeds; quote builder and deal desk; agreements with eSign; owner financing and loan tracking; native general ledger with AP/AR, check printing and 1099s, or a live QuickBooks sync; a rule-based commission engine; service work orders, warranty claims and manufacturer AR; and a project workspace with branded client and contractor portals for the weeks between contract and keys. No-code workflow automation, an AI assistant in every module, iOS and Android apps, open API and webhooks, US-based support.
Where we are not the answer: we do not offer an interactive 3D configurator, we are not a full shop-management system with technician dispatch and OEM parts price books, and we do not claim automotive or powersports OEM parts and recall integrations. Built by Renter Insight, twenty-five years of enterprise software behind it.
Pricing: quoted by dealership, on rooftop and user count.
2. MH Manager
Deepest MH operating foundation, lowest published priceBuilt by a developer whose family ran a high-volume manufactured housing dealership, and the industry focus shows in the published feature set: prospect and inventory management, customer project management, service management with work orders, factory requests, bill backs and parts orders, customer quotes and electronic purchase agreements, price sheets, profit and sales commission calculations, sales statistics, and floor plan and manufacturer rebate tracking. Website integrations with ManufacturedHomes.com and Bild Media. Published at $250 per month with no contract, no setup cost and a free trial, supported by the developer. Trusted by dozens of dealerships across thirteen states.
Ask about: lead nurture and campaigns, the buyer-facing journey, workflow automation, report flexibility, how the general ledger is handled, and multi-rooftop permissions. MH Manager leads on industry-specific operating depth; we lead on CRM, sales tools, marketing, automation and flexible reporting. Full comparison.
3. Cirrus
Best for a single-vendor DMS plus websiteA long-standing integrated DMS for manufactured housing and RV retail, covering inventory, CRM, deal desking, service and a fully integrated accounting system with AP, AR and financial reporting. It also sells dealer websites and custom web development, so the site and the system come from one relationship. Customer quotes emphasize consolidating several programs into one and a responsive team.
Ask about: what the marketing engine looks like inside the product, how post-sale delivery is tracked, how commissions are calculated, and how multi-rooftop permissions and consolidated reporting work. Full comparison.
4. EverLogic
Best for QuickBooks-anchored dealers with a busy shopAround two decades serving manufactured home, RV and trailer dealers, with the most-cited QuickBooks integration in the category. Covers sales, service, parts, F&I, document management and multi-location unit inventory with transfers. Independent roundups consistently name it the pick for QuickBooks-connected dealerships.
Ask about: whether QuickBooks remains the system of record, what marketing exists inside the product, how commissions are handled, and what the buyer sees between contract and delivery. Full comparison.
5. Trove
Best digital showroom and buyer experienceNot a DMS, and does not claim to be. An SEO-built dealer website, a factory-synced smart catalog with markup rules, an interactive design studio with real-time pricing, property mapping, lead-management CRM and full-service digital marketing. Flat monthly plans, published, with no annual commitment required and fast launch. If your traffic is not converting, this is the most direct fix available in MH retail.
Ask about: nothing on the back office, because that is not the product. Decide which system owns the unit record if you run it alongside a DMS. Full comparison.
6. ManufacturedHomes.com
Best rented demandA consumer marketplace with its own national search audience: shoppers browse floor plans, take 3D tours and request quotes from local retailers. Retailer listings, websites and content production are sold as services, month to month with no long-term commitment, with a single-listing package published at $995 per month. Treat it as a lead channel to be measured, not as software.
Ask about: lead volume by market, how leads are delivered, and whether they can post into your CRM automatically. Full comparison.
7. MhCRM
Best standalone CRM for the sales floorA CRM designed by and for factory-built housing: visual sales funnels, automated nurture campaigns intended to drive lot traffic, and prospect management, with public endorsements from well-known MH sales trainers. The right purchase if your single bleeding problem is follow-up and you are not ready to replace operational systems.
Ask about: where the deal goes after the CRM, and who re-enters it. Full comparison.
Side by side
"Ask" means the vendor does not publish a clear answer and we will not invent one on their behalf. Verify anything decision-critical on a live demo.
How to choose in one afternoon
- Write down where your time goes. Not features, hours. Lead follow-up, quoting, chasing factory status, updating buyers, month-end, commissions, warranty claims. The biggest line tells you which category to buy.
- Count the systems one sold home touches. If it is six and the same numbers get typed three times, you have a platform problem, not a website problem.
- Decide about accounting first. QuickBooks stays or goes. That single decision eliminates half the shortlist.
- Demand the same demo script from every vendor. Overnight lead to routed follow-up; two payment scenarios to a signed agreement; sold deal to what the buyer can see; warranty claim to money received; month-end across all rooftops.
- Get the commercial answers in writing. What is included versus extra, cost per added user and per added rooftop, who does the migration, whether support is US-based, and whether you can export everything yourself on demand.
One more test, cheap and revealing: call each vendor's support number before you are a customer and time how long it takes to reach a person who can answer a real question. Ours is 303-586-4420, answered in the United States.
Our pick, stated as a bias
We make DealerTide, so read this as an argument rather than a verdict. For a manufactured home retailer with more than one rooftop, we believe the correct shape is one system that carries a lead from first touch to delivered home to closed month, with marketing, deal desk, accounting, commissions, warranty, projects and both portals inside it, plus workflow automation and an open API so you are never trapped.
If your bottleneck is web conversion, buy the showroom. If it is fixed ops, buy the deepest shop system you can find. If it is everything in between, that is where we live. Book a demo, call 303-586-4420, or email sales@dealertide.com.
Frequently asked questions
What is the best software for a manufactured home dealership?
It depends which problem you are solving. For running the dealership end to end, the DMS options are DealerTide, MH Manager, Cirrus and EverLogic. For converting web traffic, Trove. For rented demand, a marketplace such as ManufacturedHomes.com. For sales follow-up alone, a CRM such as MhCRM. Sort the category before you compare features.
Is a DMS different from community management software?
Completely. A DMS sells and delivers homes: leads, inventory, deals, F&I, service, warranty. Community software manages tenancies: lot rent, home rent, leases, utility billing and maintenance. Yardi MH Manager, Rent Manager and ManageAmerica are community platforms. If you do both, you need one of each; our sister product Renter Insight handles the community side.
How much does MH dealer software cost?
Most DMS vendors, including us, quote by dealership on rooftop and user count rather than publishing a rate card. MH Manager is the exception among DMS vendors, published at $250 per month. Demand-side products also publish: Trove lists flat monthly plans and ManufacturedHomes.com publishes a single-listing package at $995 per month. Ask every vendor what is included versus separately priced, in writing.
Do any of these handle owner-financed homes?
DealerTide tracks owner financing and seller-carried notes against the deal, with amortization, payment posting and balance tracking. Ask each of the others specifically; carried notes are a common gap in dealer software and a spreadsheet is the usual workaround.
Can I run a showroom platform and a DMS together?
Yes, and many dealers should. Settle two things first: which system owns the unit record, and where a lead lands before anyone touches it. Our open API and webhooks exist for that arrangement.
